· Multi/Single Family Distressed Portfolios
· Retail

Areas:   We’re currently pursuing opportunities in the following metropolitan markets:

· Southern California	· Dallas/Fort Worth
· Northern California	· Salt Lake City
· Phoenix/Tucson	· Las Vegas
·Other areas will be considered on a case by case basis

Price:  $3-7 million preferred

Type:  We buy stabilized and value-added properties in good locations. We look for lease rates that are conservative and in-line with the surrounding market.

Comments:  Brokers are protected on property submittals, whether listed or unlisted. We act as a principal.
